This was helpful to the buyer as she did not have to pay for
another inspection. However, she asked for a lot of small cosmetic type
repairs that I think normally the seller should not have to fix or pay for
and it created a little problem with negotiations. |

I think they did an excellent job; however, there was some
bowing of the living room walls that was not caught by the inspection. This is a bulging in
the drywall visible from only certain angles and lighting and is not a
framing issue, |

The contract we received fell apart because of a wall on the
East side of the home that was leaning.
The buyer had Dry Basement come to the home for inspection and a bid
for correction. It was going to cost
$4500 and the buyer backed out of the contract. The back wall of
this foundation was finished and not visible but due to the condition of the
other walls and the backfill on the the back side, foundation issues were
suspected. As suggested in the report
the client got a second opinion and found piering was needed on this wall as
well. |

Haven't had any showings as of yet, however The inspection was
very thorough and aided in informing the seller as to where he should focus
his efforts. We have the inspection report displayed on the kitchen table
with an attachment describing the repairs that have been done. My overall
impression is that it will be viewed as a "full disclosure"
affirmation and aid in promoting an offer. |

Larry remember this is the one that took about 4 hrs. todo. I
don't know if it helps or hurts this one. It has helped to get the price
lowered. I will continue to get preinspections as long as I can afford them.

The buyers had a really picky inspector. They wanted the whole house repainted
because of over-driven nails. He was
real adament about his opinions of what should be done even though we had
made your recommended repairs. |

noted in the report, but I don't know if he has done so or not. His wife and baby returned from India and
he decided it was too much trouble to keep home clean for showings and leave,

inspection, sellers often don't want to.
Buyers seem somewhat leery of accepting a seller's inspector and
inspection report and usually want to do their own, which we also
encourage. All inspectors are
different and will address different issues differently. |

Absolutely fabulous for pre-listing. It makes the sellers realize just how much
needs doing and then we know what's wrong/not wrong and can adjust the
price/not adjust price accordingly. On
the two houses in Leavenworth County it was the the same person seller on one
transaction and buyer on the other and both sides help her enormously. She bought new construction and you picked
up a lot of little things that she would have missed. On the selling side her
buyers were so happy with your report that the chose not to do one of their
