The Process
- Sellers hires Star Home Inspection Services to do a Full Home Inspection.

- Seller makes the report available to all potential buyers. The seller marks all items of concern on= the report in one of three ways:

- "Repaired"
- "Will repair prior= to closing"
- "As Is" or "Excluded"

- The buyer makes an offe= r. You should know that 80% of all buyers will accept the house with a Star Ho= me Inspection Services report and on an "as is" basis but what if a buyer makes the offer contingent on another inspection? Since the buyer has seen the seller's report and knows what the seller is willing to repair or = not repair, the seller accepts the offer but excludes everything mentioned in t= he Star Home Inspection report. This means the new inspection can only turn up something the Star Home Inspection may have missed. The seller can also recommend the buyer hire Star Home Inspection Services to do their inspecti= on at a reduced price.

Remember, we surveyed a large group of real estate agents asking them what the average c= ost incurred by the seller is after the buyer does and inspection. The result of that survey was $978.=

- What if the buyer hires another inspection company and they reveal someth= ing that was not revealed by Star Home Inspection Services? If it is something = that the seller agrees to correct at their own expense then Star Home Inspection Services will pay 50% of the cost involved up to a total cost of $1000. If = the cost is $500, then the seller and Star will split the cost at $250 each. If= the total is $800, then it would be split at $400 each. Star Home Inspection Services participation will not exceed $500. This offer is good on any repa= irs requested by the buyer, agreed upon by the seller and where the seller agre= es to cover the expense. If the buyer requests a reduction in price or closing costs in lieu of the repairs then Star Home Inspection Services will not participate in the seller's expense.

- Because the condition of the home can change with time, this guarantee is valid for a period of 90-days from the date of the inspection. Any change to the condition or damage to the home will be excluded from this guarantee un= less the seller notifies Star Home Inspection Services of such change or damage = so the inspection report can be modified and brought up to date.
